I started picking up the RSS feed for Quebarato.com.ni and thought perhaps to share it with our readers.

I had sort of forgotten about that website.  Fairly good volume of properties and good site searchability. Here’s an interesting property and in an area that we haven’t shown any of our dear reader(s) as yet, so enjoy!

This is a nice looking little house that is right on Lake Nicaragua in San Jorge; San Jorge has the pleasure of being the main point of embarkation point for Isla Ometepe, well within the heart of the “Golden Triangle”of Granada, San Juan del Sur, and Ometepe Island. Solid-looking wall there in front and asking $40,000.

San Jorge isn’t for everyone, but has some nice positives in that being lakefront there is nearly always a nice breeze off the lake which keeps it somewhat fresh, it is near the regional (departamento) capital of Rivas…you can get your banking, shopping done there..excellent transportation center, and of course is a quick boat ride to Ometepe but perhaps more conveniently located on the mainland.

The main negative is the lake flies.  They don’t bite or anything, but at certain times of the year they have mass population explosions and can be quite bothersome especially while dining and drinking.

Prospective good deal here, just make sure to check if it is a titled property or is it a leasehold.  It might be part leasehold and part titled too.

For sale for $700,000 but rents for $350???? Sounds way too good to be true, but if it is, someone will snatch it right up! Imagine a startup to your Nicaragua life by running this as a custom surfhouse with boat and land tours to the other area beaches…

If the rent is really that cheap, then this is an excellent business opportunity for an enterprising person.

UPDATE: These folks put up a new Craigslist ad specifying that they want Pacific coast. Hey those original ad posters happen to be reading this, just know something about your idea to look around, presumably on the Pacific coast of Nicaragua, for your preferred place to live.  It’s not gonna be that easy, just have to say…

It is really worth your while to check out the other areas and getting there from Managua is a lot easier than from SJdS, for example.

What I’m getting at is that there is no coastal highway in Nicaragua.  It has been on the plans and supposedly has almost started, some section was to be completed, etc. but long story short(ish) it is not complete.  The deal with that is that let’s say you are in San Juan del Sur but want to go and check out the beaches of Tola. As the crow flies it is not far at all, maybe ten or fifteen miles, but there are no paved roads along the coast.

The quickest way would be to drive inland to the Panamericana, drive north to Rivas, then take the road to Tola, and finally the dirt road to wherever you want to go in the Tola area (Popoyo, Rancho Santana, Playa Iguana, Gigante, Astillero, Playa Guasacate, etc.)  So what should be a twenty-minute drive if there was a coastal route takes probably an hour and a half. Talk about being a pain in the nalga!

So what I’m putting out there is the idea that the outskirts of Managua, where El Porton Verde is located, is an excellent location for someone who is truly dedicated to finding the best spot along the coast.  Why? Because from here it is the central location on the Pacific coast to check out various spots North Nicaragua, Central Nicaragua, and South Nicaragua.  For good reason, San Juan del Sur and the whole Rivas coastline is truly the Nicaraguan Riviera if there is one, but there are almost 400 miles of Pacific coastline and Rivas is maybe 50-60 miles of that?

Now (as I understand it), the head guy of the COSEP is in the video (see link). COSEP, which supposedly looks out for the rights of private investments in Nicaragua is saying mas o menos: “hey this is a legal process and just let it work itself out” meanwhile investors are likely saying “hold on a minute, the government can just come and take our properties?”Way to go and screw up the economy…who in their right mind will invest large amounts of money here now?

The precedent that is leaving the theft of 20 acres of land from Punta Teonoste tourism project in Rivas, is serious and not reversed could cripple tourism investment in coastal areas, assessed the deputy of the Nicaraguan Democratic Bench (BDN) and entrepreneur tourism sector, Alfredo Gutierrez.

“I think it would cripple almost to zero any type of tourism investment. If the Intur said that last year authorized 130-odd million dollars in tourism investment, they will go to zero, and also that there may be projects (already approved) to be paralyzed, “Gutierrez said.

The legislator, who is a member of the Tourism Commission of the National Assembly, said that for investors, the fear is grounded to the case of making the PGR to own Panica SA, Carretera a Masaya and now in Punta Teonoste.

“It starts to take the fear starting to have more regular actions in this regard,” said Gutierrez.

The MP said in Teonoste broke with the administrative process, because in case of doubts about the legality of the property, using administrative and legal channels.
